We recommend that the base onto which your building will stand shouldbe at least 75 mm larger in each
direction than the total floor size of the building.
Actual floor area of the building: 1190 (1615 inc ladder) x1824 mm
Total height clearance: INC Bunny/Playhut 2406 mm Platform height 998mm
The chosen position in your garden for the siting of the building should be excavated to a depth of 75 mm to
allow a base of sand, on to which paving slabs can be evenly laid -
THEY MUST BE LEVEL AND FIRM.
Treatment/Care of your Garden Building
Treat with a suitable decorative wood finish immediately. We recommend that all timber pieces be treated
again prior to assembly and again within 3 months of assembly. We further recommend that all pieces are
treated again at least annually or as frequently as the instructions on the product used recommends.
We would suggest that all wall panels be treated in an upside-down position to allow the finish/treatment to
ingress into the tongue and groove jointing.

Wood is a natural product and is therefore
prone to changes in appearance, including
some warping, movement and splitting,
particularly during unusual climatic conditions
(long hot or wet spells of weather). As a natural
occurrence this is not covered by a guarantee.

We would also remind you that you would rarely (if ever) be able to re-treat the underside of the floor
following assembly. We strongly recommend that the underside of the floor is treated an absolute minimum of
twice (not including pre-treatment). Use only child safe wood preservative and allow to dry thoroughly before
further use. Do not use creosote.
Garden buildings are not waterproof, therefore on assembling building we recommend using a silicon
based sealant between wall panels and between wall panels and floor.

Assembly of Building -
PLEASE READ INSTRUCTIONS PRIOR TO ASSEMBLY
1 Drill through the centre of each notched area
on both posts where a ‘step’ will be screwed
into place.
A- Assemble Ladder - may be assembled

2 Lay the notched framework on a flat surface.

frames. Screw each step into place using 2x
60mm screw, one at each side.

Construct railings (using 3mm drill bit)
1 Place two rebated sections on a firm level
3 Fit the top step into place, to do this make
sure the shape of the step meets correctly
with the shape inside the top of the notched
framework. Screw the step into place using
2 x 60mm screws, one at each side.
2 Evenly space out the 9 remaining slats (19mm
typical gap between each slat) and fix into
place using 2 x 25 mm screws per slat, one
at either end.
3 Place one piece of 506mm framework
behind the edge of the slats, one at either
end. Drill and screw using 3 x 25mm screws
per framework piece through the slat into the
framework.

Platform Framework Assembly
1 Lay the 2 pieces 1736 mm long vertically on a
firm, level base with the 45mm side on the
floor. Place 2 of the 1109 mm pieces
horizontally OUTSIDE these to form a square.
2 Drill and screw the outside frame together
using 2 x 80 mm screws at each corner.
Through the 1109 mm pieces into the 1736mm
pieces.
3 Determine which edge will be the front of
your building. From the inside of the front
framework measure 635mm back. Mark and
place 1102mm framework across. Drill and
screw into place using 2x 80mm screw per
side.

front and where decking will be placed. Drill
and screw the 655 pieces into place using
2x 80mm screws per side.
5 Measure back 273mm from the 1102mm
framework secured in Step 3. Mark and fix/
secure another 1102mm piece of framework.
From that piece measure back 338mm and
place the last 1102mm framework in. Drill
and screw both pieces, 2 x 80mm screws in
each side.

6 Place a back leg piece at each corner - inside
the frame. Drill, screw and fix each leg in to
place using 4 x 80 mm screws – 2 at each side
for each leg. Ensure legs are upright.
8 Turn the frame over. At least two people will
be required.
9 On the two front leg posts measure up

edge of the platform framework.
10 With one person holding the platform
framework horizontally, place a front leg

11 Fix the remaining two leg supports to the

Place one leg support piece against a leg
and resting against the inside of the frame
along the front of the frame . Drill and screw
into position using 2 x 80 mm screws into
leg. Repeat for the next leg. Ensure the
legs are always 90° to the frame and each
other. At other end of the leg supports drill
and screw using 2 x 80 mm screws to inside
of frame. Repeat for other braces

D - Decking
631mm
1 Fit the 950 mm long piece of decking flush to the front and equally spaced between the two front
Leg posts. Pre-drill and screw down as shown (above right) into the framework using 6 x 50mm screws.
2 Measure back, on both sides, 631 mm from the front of platform and mark. Screw a 1109 mm
decking board, aligning the back edge to your marks and flush with the platform at both sides.
Pre-drill and screwdown as shown (above right) into the framework using 8 x 50mm screws.
3 Secure the remaining three 1109 mm decking boards,equally spaced between the front and
back boards (approximate 9mm gaps between each board) flush with the platform at both sides.

board.
E - Assembled Railings ToLeg Posts
NOTE The slats must face inwards
1 Place the previously completed railings assembly (Section B) centrally between the two front
leg posts. This should be positioned equally between the front and back faces of the leg posts
and sitting on top of the front decking board. Pre-drill and secure the railing to both front leg
uprights and the decking board. Secure at both top and bottom, screwing through the railing into
the leg upright using 2 x 60mm screws. Repeat for other leg. Screw down through the railing
framework into the two platform bearers beneath using 2 x 60 mm screws, one screw per bearer.

Check and ensure that no raised grain or splinters are evident on timber
components.Sand down any raised grain or splinters using fine grade
sandpaper.

Check that all screw, nail and pin heads are properly tapped home and
are not proud of the timber surface.

Check and ensure that no screws, nails or pins protrude through any
panel.

Check and ensure that all parts are properly secured against reasonable
force.

Do not apply decorative wood finish/treatments to wet or damp timber.
Please observe the instructions of the wood finish/treatment manufacturer.

Adults need to check the playhouse regularly and maintain the playhouse
in good condition to provide a safe play environment.Do not use if
damaged. If damaged the playhouse should be properly and safely
repaired before further use by children.
