Preparation of Base
Adult Assembly Only - Do not attempt to modify this Playhouse
We recommend that the base onto which your building will stand should be at least 75mm larger in each
direction than the total floor size of the building.
Actual floor area of the building: 1790 x 1190mm (excluding canopy)
Roof Overhang of canopy: 620mm
Total height clearance: 1600mm
The chosen position in your garden for the siting of the building should be excavated to a depth of 75mm to
allow a base of sand, on to which paving slabs can be evenly laid - THEY MUST BE LEVEL AND FIRM.
Treatment/Care of your Garden Building
Treat with a suitable decorative wood finish immediately. We recommend that all timber pieces be treated
again prior to assembly and again within 3 months of assembly. We further recommend that all pieces are
treated again at least annually or as frequently as the instructions on the product used recommends.
We would suggest that all wall panels be treated in an upside-down position to allow the finish/treatment to
ingress into the tongue and groove jointing.
We would also remind you that you would rarely (if ever) be able to re-treat the underside of the floor following
assembly. We strongly recommend that the underside of the floor is treated an absolute minimum of twice (not
including pre-treatment). Use only child safe wood preservative and allow to dry thoroughly before further use.
Do not use creosote.

Assembly of Building - PLEASE READ INSTRUCTIONS PRIOR TO ASSEMBLY
2 Lay the notched framework on a flat surface.
Slide in the three identical steps as far as
they will go into each notched section of both
frames. Screw each step into place using 2x
60mm screw, one at each side.
B - Assemble Railings
1 Place two rebated sections on a firm level
surface. Place on the rebated section two of
the slats – one at either end of the rebate. Drill
and screw into place using 2 x 25mm screws
per slat, one at either end.
Construct railings (using 3mm drill bit)
3 Fit the top step into place, to do this make
sure the shape of the step meets correctly
with the shape inside the top of the notched
framework. Screw the step into place using
2 x 60mm screws, one at each side.
1 Lay the 2 pieces 1790 mm long vertically on a
firm, level base with the 45mm side on the
floor. Place 2 of the 1700 mm pieces
horizontally INSIDE these to form a square.
Construct platform (using 6mm drill bit)
2 Evenly space out 4 slats, drill and secure in
place using 2 x 25 mm screws per slat, one
at either end. Repeat.
3 Place one piece of 435mm framework
behind the edge of the slats, one at either
end. Drill and screw using 3 x 25mm screws
per framework piece through the slat into the
framework. Repeat for other railings.
2 Drill and screw the outside frame together
using 2 x 80 mm screws at each corner.
Through the 1790 mm pieces into the 1700
pieces.
3 Determine which edge will be the front of
your building. From the inside of the front
framework measure 710mm back. Mark and
place 1700mm framework across. Drill and
screw into place using 2x 80mm screw per
side.
4 Place 3 pieces 710mm framework in the gap.
The two outer pieces should measure 390
mm from inside edge to inside edge. The two
inner spaces should measure 395mm from
inside edge to inside edge. Must be
measured accurately. This part will be the
front and where decking will be placed. Drill
and screw the 710 pieces into place 2 x
80mm screws per side.
6 Place a leg piece at each corner - inside the
frame. Drill, screw and fix each leg in to
place using 4 x 80 mm screws – 2 at each
side for each leg. Ensure leg is upright.
7 Place one leg support piece against a leg
and resting against the inside of the frame.
Drill and screw into position using 2 x 80 mm
screws into leg. Repeat for the other side of
the leg. Ensure the legs are always 90° to
the frame. At other end of the leg supports
drill and screw using 2 x 80 mm screws to
inside of frame. Repeat for other legs.
8 Turn the frame over. At least two people will
be required.
9 Place the floor of the building at the back of
the frame. The floor should fit flush at the
back and both sides to the outside edges of
the frame and to the last 1700 mm piece.
Drill and screw into position using 6 x 80
mm screws, 1 in each corner and 1 in the
centre of the front and back.
5 Measure back 184mm from the 1700mm
framework secured in C3. Mark and Place
another 1700mm piece of framework in.
From that piece measure back 338mm and
place the last 1700mm framework in. Drill
and screw both pieces, 2 x 80mm screws in
each side.
1 Drill through the centre of each notched area
on both posts where a ‘step’ will be screwed
into place.
1 Place the first piece of decking flush to the
front of the floor and edges of the platform.
Evenly space the 2 remaining pieces into
the remaining space. Drill and screw into
place using a total of 40 x 50 mm screws, 2
at the point where each slats rests on the
frame.

Construct ladder (using 6mm drill bit)
7Fitting the door to front panel. Place the
door into the aperture. Ensure there is an
equal gap between the edges of the door
and the aperture. Screw into position using
3 x 25mm screws per hinge.
1. At the top and bottom of the hinge side of the
door, the corner of the weather proof
overhang needs to be removed. To do this:
determine which side of the door the hinge
will be fitted to allow either right or left
opening. Place the door on a flat, level
surface, face down. Measure 10 mm along
each side of each corner. Draw a diagonal
line connecting the two marks. Cut this
triangular section off using a saw. Repeat.
2. Place the continous hinge along the length of
the door making sure that the hinge does not
protrude at either top or bottom. Fit the small
inner part of the hinge to the door using 6 x
25 mm screws in total.
3 Place ring handle on the outside of the door,
inline with centre door framework. Mark the
holes.
4 Join the holes with a marker to find the centre.
Drill through centre.
5 Place the wooden handle on the inside of the
door and screw from the outside, using the
hole just drilled and 1x 45mm flat head screw.
6 Fix the ring handle, using 4 x 25mm black
screws, to the front of the door covering the
screw head.

G - Floor and Wall Assembly
1 Drill two holes, one to the top and one to the
bottom. Do not drill into panel ‘B’. Place ‘A’
and ‘B’ in position, ensuring that the shiplap
cladding overhangs the edge of the floor.
2 Drill two holes, one to the the top and one to
the bottom. Do not drill into the panel ‘B'.
Secure the panels together using 2 x 60mm
screws. Repeat with similar panel ‘A’ on
opposite side.
3 Place the door panel ‘C’ in position. Drill both
side panels and secure to the door panel
using 2 x 60mm screws at each side.
1 Position gable panel ‘F’ into position
ensuring that the gable is positioned evenly
and flush along the top edge of the panel.
Drill 4 holes from under the wall bearers, 2
either side of the centre upright. Do not drill
into the gable panel. Repeat with other
gable.
2 Secure into
position
using 4 x
60mm
screws.
Repeat with
other gable.
3 Place the
vents into
the
apertures in
the gable
panels ‘F’.
H - Gable Assembly
3 Cut out marked sections on the roof bearer
using a saw. Cut through the roof bearer
only.Note the cut-outs are to be made on the
gable peak edge only for each roof panel.
I - Roof Assembly
5 Hold the two roof
panels together at
the front ensuring
that the two pieces
in the centre of the
building (at the
ridge) are
completely flush.
Nail the ridge timbers together from the
inside using 3 x 60 mm nails.
4 Place both roof
panels into
position using
the cut-outs.
Both pieces
should be level
with each
other and
positioned
flush at the
rear of the
building with an
overhang at the front of the building.
1 Place 2 pieces of framework ‘G1’ onto a flat
level surface. Place 1 roof panel ‘G’ on top of
the framework ensuring it lays flush against
the outside edges of the framework and
secure using 6 x 40mm nails on either side.
Repeat for other roof panel.
2 The roof
framework
‘G1’ that will
be at the
peak of the
building
needs to be
cut to
enable roof
panels to sit on the gable panels. Remember
that the roof panels are a mirror image of
each other.
From one end,
which will be the
back, measure
and mark at 12mm,
1190mm and 1202mm.
6 Nail through
the roof into
the walls of
the building
ensuring
that a nail is
placed in
each corner.
To nail roof
into gable framework correctly, measure
back from front edge of roof approx.
630mm. Use
22 x 40mm nails in total – three along each
short side and five along each outer edge.
3 Place the
window into the
aperture. Secure
the window to
the panel using
3 x 25mm
screws per
hinge, again
through the
predrilled holes
in the hinge.
Repeat.
1 The hinges
should be
recessed into
the window
frames to a
depth of
3mm. To do
this: place
one hinge on the inner rebated part of the top
of the window. The rounded part of the hinge
should sit above the outer edge. Mark the
position of the hinge on the weather proofing
part of the window insert. Remove the hinge.
Chisel out the timber to a depth of 3mm in the
positions marked. Repeat.
2 Place the
hinge back
onto the
recess and
screw the
inner piece
into
position
using the
predrilled
holes in the hinge and 2 x 25 mm screws.
Repeat.
4 Open the
window and fit a
further 2 x
25mm screws
per hinge next
to the one
already fitted in
Step 1. Repeat.
6 Fit the
Casement
Stay on the
window using
2 x 25mm
screws.
7 Mark where
the ‘pins’ will
be placed.
8 Secure into
position using
4 x 25mm
screws - 2 in
each pin.
5Fitting the
Casement
Stay. Place
the
casement
stay centrally
on the inside
of the
window. Place the 2 pins under the
casement stay. Position so that it is not
resting on the framework of the panel and
not so high that the pins are of no use.
F- Fit Window Frame C3 (from top) K - Fit RailingsCons
1 Decide where you would like the gap.
3 Place one of the 1170mm posts at the end
of railing. Mark where the post meets the
roof and the angle. Cut the post.
4 Drill through the railing. Fix the railing to the
post using 2 x 60 mm screws.
5 Repeat for all railings and posts making
sure you use the 1430mm posts in the
middle.
6 Secure railing to decking, drill and screw
using 2 x 80 mm screws per railing.
J- Coverstrips
1 Nail corner
strips ‘I’ at
each corner.
Use 3 x 40mm
nails per strip.
2 At the outer edge of the frame, drill and
screw one railing to the building using 2 x 60
mm screws. Ensure the railing is level with
the building.

1Check and ensure that no raised grain or splinters are
evident on timber components. Sand down any
raised grain or splinters using fine grade sandpaper.
2Check that all screw, nail and pin heads are properly
tapped home and are not proud of the timber surface.
3Check and ensure that no screws, nails or pins
protrude through any panel.
4Check and ensure that all parts are properly secured
against reasonable force.
5Do not apply decorative wood finish/treatments to wet
or damp timber. Please observe the instructions of the
wood finish/treatment manufacturer.
6Adults need to check the playhouse regularly and
maintain the playhouse in good condition to provide a
safe play environment. Do not use if damaged. If
damaged the playhouse should be properly and
safely repaired before further use by children.
Assembly Completion Checklist
1 Place the ladder in the gap, the top ‘step’ of
the ladder leaning against the front of the
platform.
2 Attach the ladder to the platform using 3 x
60 mm screws to front of platform. Space
the screws evenly.
M - Felt Assembly
L - Fit Ladder
1 Open the roll of felt ‘H’. Place on flat clean
surface and fold in two equal halves. Cut into
two equal pieces on the fold using a cutting
knife.
4 Secure felt using felt nails at 100mm interval.
At sides nail into the framework, at the back
nail directly onto the wall and at the front tuck
the felt neatly under the roof canopy and nail
into the framework. Do NOT nail along the
edge on the centre of the roof. To obtain a
neat finish at the corners and ridge, the felt
will need to be carefully cut to enable one
piece to be folded and sit under the other.
Taking care not to cut too far – cut from the
corner point of the felt to the outer edge of the
felt.
Repeat exactly as the first strip of felt at the
other side leaving the middle section until last
2 Lay one piece of felt on the roof along the
longest, lowest edge of half the roof.
3 Position the edge of the felt flush with the
bottom of the framework on the longest
lowest edge. The felt can overhang the door
gable end approximately 40mm. The
additional felt overhanging the opposite
gable end will eventually be trimmed.
1 Screw all side panels to the floor on the
inside of the building using 2 x 60mm screws
per separate panel, preferably into the floor
joist.
O - Securing Walls to Floor
1 Nail profiled facia boards ‘K1’ into position at
front of building using 3 x 40mm nails per
board. Repeat with facia boards ‘K2’ for rear
of building.
3 Nail diamond ‘K3’ into position ensuring it is
vertical using 2 x 40mm nails. Repeat for
opposite gable end.
N- Facia boards and Diamonds
2 Carefully trim off excess felt with cutting knife
against the edge of the facia board.
5 Using the small roll of felt ‘H1’, lay over the
ridge of the building. This piece will overhang
the other two pieces – ensure that this piece is
positioned evenly on both sides. Fix into
position nailing through this strip of felt the
existing felt and into the roof.
P - Placing Glazing Material in Window
2 Place glazing material ‘L’ into the aperture of
each window.
3 Hold into position with four pieces of beading
‘L1’. The beading may need to be swapped
around to get the best fit. When satisfied
secure into position using 2 x 15mm panel
pins per piece of beading.
1 Secure the pointed part of the door catch to
the inside of the door flush with the outer
edge. Fix into place using 2 x 12mm screws.
2 Whilst inside the building, position the other
part of the door catch into the pointed part of
the catch and close the door. Fix into place
using 2 x 12mm screws.
Q-Door catch Assembly
1 Remove protective film from both sides of
each glazing pane of window glazing
material ‘L’.
7 Secure posts to the roof using 2 x 50 mm
screws per post.
