Please read entire booklet completely before beginning the assembly process.
Equipment is recommended for use by children 3 to 10 years of age. Structures are not
intended for public use. The Company does not warranty any of its residential
structures subjected to commercial use such as: Daycare, Preschool, Nursery School,
Recreational Park, or any similar Commercial Application.
WARNING: This Symbol points out important safety instructions which, if not
followed, could endanger the personal safety of yourself and your children
and/or damage your property. You MUST read and follow all instructions in
this manual before attempting to use this play house.
WARNING: Children must NOT use this play house until unit has been
completely assembled and inspected by an adult to insure set has been
properly installed and anchored.
Please follow all recommendations below. Failure to do so may result in the warranty
being void and/or safety violations that could result in serious injury. This manual
contains helpful information concerning Assembly Preparation, Installation Procedure, and
Required Maintenance. Always keep the safety of your children in mind as your play
structure is being built and as your children play with the unit. Before your children play
with the unit please review the Operation Instructions with them to help ensure their safety.
PLEASE RETAIN THESE INSTRUCTIONS FOR FUTURE REFERENCE. KEEP THEM IN A SAFE PLACE
WHERE YOU CAN REFER TO THEM AS NEEDED. IN ORDER TO PROVIDE YOU WITH THE MOST

Positioning Your Play house
1. The Play house is designed to be installed on a level surface by an Adult with an
Adult helper. Place in a flat area of your yard to minimize ground preparation.
2. Choose a level location for the equipment. This can reduce the likelihood of the
play house tipping over and loose-fill surfacing material washing away during heavy
rains.
3. Place the equipment not less than 6 ft from any structure or obstruction such as a
fence, garage, house, overhanging branches, laundry lines, or electrical wires.
4. It is a good idea to place your Play house in an area that is convenient for adults to
watch children at play.
5. Create a site free of obstacles that could cause injuries – such as low overhanging
tree branches, overhead wires, tree stumps and/or roots, large rocks, bricks and
concrete. We have additional suggestions in the Suggested Playground Surfacing
Section.
6. Do not build your play house on top of surfacing material.
Suggested Playground Surfacing
Playground equipment should never be placed on hard surfaces such as
concrete or asphalt.
Do not install loose fill surfacing over hard surfaces such as concrete or
asphalt.
Shredded bark mulch, wood chips, fine sand and fine gravel, are added
as shock absorbing materials after assembly. If used properly these
materials can absorb some of the impact of a child’s fall.
All surface material should extend a minimum of 6 feet in all directions
around the play area.
Do not apply playground surfacing until after the unit is completely
constructed. Playset should not be built on top of surfacing.
Use containment, such as digging out around the perimeter and/or lining
the perimeter with landscape edging.
Installations of rubber tiles or poured-in-place surfaces (other than loose-
fill materials) generally require a professional and are not “do-it-yourself”
projects.
Shall use Playground Surfacing Materials (other than loose-fill material)
which comply with the safety standard ASTM F1292 Standard
Specification of Impact Attenuation of Surfacing Materials within the Use
Zone of Playground Equipment.

*This data is from tests conducted by independent testing laboratories on a 6-inch depth of uncompressed shredded tire samples
produced by four manufacturers. The tests reported critical heights, which varied from 10 feet to greater than 12 feet. It is recommended that
persons seeking to install shredded tires as a protective surface request test data from the supplier showing the critical height of the material
when it was tested in accordance with ASTM F1292.
Operating Instructions:
NOTE: Your children’s safety is our #1 concern. Observing the
following statements and warnings reduces the likelihood of
serious or fatal injury. Please review these safety rules regularly
with your children.
1. On-site adult supervision is required.
2. Instruct children not to climb when the equipment is wet.
3. Instruct children to never crawl on top of a play house roof.
Maintenance Instructions:
1. Check all nuts and bolts twice monthly during the usage season and tighten as
required. (But not so tight that you crack the wood) It is particularly important
that this procedure be followed at the beginning of each season.
2. Oil all metallic moving parts monthly during the usage period.
3. Check all coverings for bolts and sharp edges twice monthly during usage
season to be certain they are in place. Replace when necessary. It is especially
important to do this at the beginning of each new season.
4. For rusted areas on metallic members such as hand supports, brackets, etc.,
sand and repaint, using a non lead-based paint meeting the requirements of
Title 16 CRF Part 1303.
5. Inspect wood parts monthly. The grain of the wood sometimes will lift in the dry
season causing splinters to appear. Light sanding may be necessary to
maintain a safe playing environment. If you are treating your Play house with
stain regularly, it will help prevent severe checking/splitting and other weather
damage.

6. We have applied a waterborne transparent stain to your unit. This is done for
color only. Once or twice a year, depending on your climate conditions, you
must apply some type of protection (sealant) to the wood of your unit. Prior to
the application of sealant, lightly sand any “rough” spots on your set. Please
note this is a requirement of your warranty.
7. Creating and maintaining the Play house on a level location is very important.
Make sure the play set is level and true once each year or at the beginning of
each play season.
8. Rake the surface periodically to prevent compaction and maintain appropriate
depths.
Disposal Instructions:
When the Play house use is no longer desired, it should be disassembled and
disposed of in such a way that no unreasonable hazards will exist at the time the
unit is discarded.

X3. CONSUMER INFORMATION SHEET FOR PLAYGROUND SURFACING MATERIALS11
X3.1 The U.S. Consumer Product Safety Commission (CPSC) estimates that about 100,000
playground equipment-related injuries resulting from falls to the ground surface are treated
annually in U.S. hospital emergency rooms. Injuries involving this hazard pattern tend to be
among the most serious of all playground injuries, and have the potential to be fatal, particularly
when the injury is to the head. The surface under and around playground equipment can be a
major factor in determining the injury-causing potential of a fall. It is self evident that a fall onto a
shock-absorbing surface is less likely to cause a serious injury than a fall onto a hard surface.
Playground equipment should never be placed on hard surfaces such as concrete or asphalt
and while grass may appear to be acceptable it may quickly turn to hard packed earth in areas
of high traffic. Shredded bark mulch, wood chips, fine sand or find gravel are considered to be
acceptable shock absorbing surfaces when installed and maintained at a sufficient depth under
and around playground equipment.
X3.2 Table X3.1 lists the maximum height from which a child would not be expected to sustain a
life-threatening head injury in a fall onto four different loose-fill surfacing materials if they are
installed and maintained at depths of 6, 9, and 12 in. However, it should be recognized that all
injuries due to falls cannot be prevented no matter what surfacing material is used.
X3.3 It is recommended that a shock absorbing material should extend a minimum of 6 ft in all
directions from the perimeter of stationary equipment such as climbers and slides. However,
because children may deliberately jump from a moving swing, the shock absorbing material
should extend in the front and rear of a swing a minimum distance of 2 times the height of the
pivot point measured from a point directly beneath the pivot on the supporting structure.
X3.4 This information is intended to assist in comparing the relative shock-absorbing properties
of various materials. No particular material is recommended over another. However, each
material is only effective when properly maintained. Materials should be checked periodically
and replenished to maintain correct depth as determined necessary for your equipment. The
choice of a material depends on the type and height of the playground equipment, the
availability of the material in your area, and its cost.

*Esta información proviene de pruebas efectuadas por laboratorios de prueba independientes en una muestra de 6 pulgadas (15,2 cm) de profundidad de
neumáticos desmenuzados sin comprimir producidos por cuatro fabricantes. Las pruebas reportaron alturas peligrosas que varían desde 10 pies (3 m) hasta más de
12 pies (3,7 m). Se recomienda que las personas que deseen instalar neumáticos desmenuzados como superficie protectora soliciten la información de prueba del

Instrucciones para el uso:
NOTA: La seguridad de su niño es nuestra preocupación fundamental. La
observación de los siguientes puntos y advertencias disminuye la posibilidad
de que ocurran lesiones serias o mortales. Revise estas reglas de seguridad
regularmente con sus niños.
1. Se requiere supervisión en el sitio por parte de un adulto.
2. Indique a los niños que no deben escalar cuando el equipo esté mojado.
3. Indique a los niños que nunca deben gatear sobre el techo de la casita de juegos.
Instrucciones de mantenimiento:
1. Revise todas las tuercas y pernos dos veces al mes durante la estación de uso y apriete según
sea necesario. (Pero no apriete tanto que raje la madera). Es particularmente importante que
siga este procedimiento al comienzo de cada estación.
2. Engrase todas las partes móviles metálicas mensualmente durante el período de uso.
3. Revise todos los capuchones de pernos y bordes afilados dos veces al mes durante la
estación de uso para cerciorase de que estén en su lugar. Reemplace cuando sea necesario.
Es especialmente importante hacer esto al comienzo de cada nueva estación.
4. Para las áreas oxidadas en elementos metálicos como los apoyos para las manos, soportes
etc., lije y repinte utilizando una pintura que no tenga base de plomo y cumpla con los
requisitos del Título 16 CRF Parte 1303.
5. Inspeccione las piezas de madera mensualmente. Las fibras de la madera a veces se levantan
en la estación seca ocasionando que aparezcan astillas. Es posible que necesite lijar
ligeramente para mantener un ambiente de juego seguro. Si aplica tinte a la casita de juegos
con regularidad, le ayudará a evitar arqueo/fisura severa y otros daños ocasionados por el
clima.
6. Hemos aplicado un tinte transparente a base de agua a su unidad. Esto se hace por el color
únicamente. Una o dos veces al año, dependiendo de las condiciones del clima, deberá aplicar
algún tipo de protección (sellador) a la madera de su unidad. Antes de la aplicación del sellador,
lije ligeramente cualquier punto “áspero” de la unidad. Tome nota que este es un requisito de su
garantía.
7. Es muy importante edificar y mantener la casita de juegos en una ubicación nivelada.
Cerciórese de que la unidad de juegos esté nivelada y alineada cada año o al principio de
cada estación de juego.
8. Rastrille la superficie periódicamente para evitar la compactación y mantener las
profundidades adecuadas.
Instrucciones para el desecho:
Cuando no desee utilizar más la casita de juegos, debe desmantelarse y desecharse de forma tal
que no constituya un peligro considerable al momento en que se deseche la unidad.

Play Set Assembly Manual FAQs:
1. Does the area for the playset need to be level? Yes. Ba kyard Dis overy re ommends the playset be
positioned on a flat level area for maximum safety and durability. The stakes provided should be used to
se ure it firmly to the ground.
2. What size area is re ommended for the playset? Ba kyard Dis overy re ommends at least a 6’ (six foot)
perimeter around and above the playset for maximum safety.
3. What age range is appropriate for the playsets? Ba kyard Dis overy playsets are re ommended for hildren
ages 3 – 10 years.
4. Is the wood treated with hemi als? Ba kyard Dis overy uses 100% Chinese Cedar wood whi h is naturally
bug resistant, de ay and rot resistant. To help ensure your hild’s safety, our wood is ompletely hemi al
free and we do not use pressure-treated wood. The stain we use is a top oat using a water-based produ t
that is for appearan e only.
5. How often should the playset be stained? Ba kyard Dis overy re ommends the playset be stained on e ea h
year. A water or oil based stain an be used at the ustomer’s dis retion.
6. Why does it seem that my swing set is developing ra ks? Wood is a natural material; no two pie es are
exa tly alike. Ea h pie e has its own hara teristi s and personality and rea ts differently to limate hanges.
When any wood produ t is exposed to the elements, it develops “wood he ks”. A he k is the radial
separation of the wood fibers running with the grain of the wood. These are aused by the varying
temperature and moisture onditions. A he k is not a ra k – it does not affe t the strength or durability of
the wood or stru tural integrity of the play set.
7. Do Ba kyard Dis overy playsets ome with a warranty? Yes. All Ba kyard Dis overy produ ts arry a 1-year
repla ement warranty on all parts for manufa turer’s defe t. Our wood arries a 5 year warranty on rot and
de ay as well. Please see warranty details for more information.
8. What is the best way to get started assembling the playset? Ba kyard Dis overy re ommends taking all the
parts out of the boxes and arranging them by part number before you begin any assembly. This will not only
allow faster assembly, but will also identify any parts that may be missing or damaged so they an be repla ed

9. The playset seems to ro k or sway too mu h. What’s wrong? Ro king is aused by uneven ground or
obstru tions su h as ro ks, roots, et . under the ground rails. These should be removed and the ground
underneath re-leveled to prevent ro king. Also ensure the playset is se urely staked to the ground using the
stakes provided.
10. The 2”x4” boards do not measure 2”x 4”. Why not? In the U.S. it’s ommon pra ti e to des ribe lumber
dimensions using the rough ut sizes from the sawmill and not the finished dimensions. Retailers, home
stores, et . all use this a epted pra ti e for des ribing lumber dimensions. However, Ba kyard Dis overy
playsets are designed and onstru ted using the a tual dimensions so everything fits properly and remains so
during the life of the playset.
11. The end beam is not straight up and down. Why not? This is normal. Ba kyard Dis overy designs playsets this
way to ensure the strongest stru ture possible. The slight angle adds strength and redu es ro king and
twisting.
12. The S-hooks for the swings won’t lose. What is wrong? Ba kyard Dis overy re ommends pla ing them on a
hard surfa e su h as on rete (don’t do this on anything that will dent su h as metal or finished wood or glass
whi h will break!). It will take quite a few strokes, but the hooks will lose.
