Plumbing.Do not flush any object (other than human waste and toiletpaper) down your
toilet. We will charge you if we must send in a plumber to unclog it. (See our Handbook
section on Toilets)

Pets. If you have a pet, it is your responsibility to secure or remove the animal while any
maintenance or repairs are being done inside your apartment. If you do not do so, we may need
to reschedule the work or have the animal removed by an animal control officer at your cost.
You will be responsible for any costs to remove, contain or board your animal.

Lightbulbs.We willreplacealllightbulbson built-infixtures.Youmustsupplylightbulbs
for your own personal lamps separate from Aster Fields.
Urgent Maintenance
Call the Property Management immediately in case of the following situations:

No heat when outside temperature is below 50 degrees

Electrical failure of any nature

Overflowing toilet

Stopped-up toilet with only one bathroom

Water problems (severe plumbing or roof leaks)

Fire or electricsparks
-
Refrigerator malfunction

No hot water
-
Any unsecured entry or window
-
Broken or icy steps or handrails or other safety issues
Emergencies
Emergencies are defined as existing or potential dangers tolife or property. They can occur on any day
at any time. In America, the shorthand number to call for Police, Ambulance or Fire Department
emergencies is 911. In the event of an emergency, please remain calm and try to use your
common sense.
Entry and Inspection
Entry: As per your lease, we will give you 24-48 hours’notice if we need to enter your apartment for
repairs or inspections. We will be contacting you by phone or email using the contact information on
file, so please make sure your contact information is up to date.
Inspection: As per your lease, we will arrange with you to do a walkthrough of your apartment once or
twiceayear.This semi-annualwalkthroughhelpsus guaranteethat all appliances, heating,faucets,
cabinets, doors, drawers, smoke detectors, and anything else related to your apartment are all in
working order. Walkthroughs are also a time you can speak with the property manager about any
safety, maintenance, or general concerns you may have. While you do not have to be home for these
inspections, it is good if you can be. If you cannot for any reason, please make sure you let the
property manager know ahead of time if there is anything you specifically want him to look at.
