1 GENERALS

2 PRODUCT OVERVIEW
2.1 Use according to specifications
The BA120L hot water boiler is intended to operate connected to a plant that prepares water instantly, the boiler having the
role of storing the water prepared by the plant.
The boiler is controlled by a temperature control system.
The boiler has a safety system for protection against overpressure and overtemperature.
It also has an adjustable thermostat that ensures its automatic shutdown when the set temperature is reached.
The body of the boiler is made of stainless steel, an ideal material for protection against shocks and corrosion, but also for
the quality of the stored water.
The magnesium anode is an additional protection for water quality and ensures the product a long life, as long as it is
replaced annually.
Careful!
During the warranty period, it is mandatory to perform annual maintenance and replacement of the magnesium
anode. The annual maintenance and replacement of the magnesium anode is done at the expense of the end
user.
Failure to perform annual maintenance and replacement of the magnesium anode will result in the loss of the commercial
warranty.
Failure to submit the protocols of the intervention for the annual replacements of the magnesium anode entails the loss of the
commercial warranty.
The setting of the water temperature in the boiler from its control knob (adjustable thermostat) will be done at most at the
temperature at which the temperature was set at the plant which ensures the heating of the water in instant mode.
The boiler is designed to operate only in VERTICAL position.

2.3 Mixing valve specification
Description:
This valve is specially designed for this application. The thermostat mixing valve ensures a high thermal performance and is
able to precisely control the temperature of the supplied water mixture in case of pressure, temperature or flow variations.
Anti-stop function:
As a safety device, in the event of a sudden failure of the cold water supply at the inlet, the valve immediately shuts off the
hot water flow. This prevents dangerous burns.
This performance is also guaranteed if there is a temperature difference of at least 10 ° C between hot water and mixed
outlet water. Also, in case of failure of the boiler hot water supply, the valve closes the mixed outlet to prevent dangerous
thermal shocks (performance according to the specifications of the UK, NHS D08 and BS 7942: 2000).
The mixing valve is certified according to EN1111 and EN1287 standards.

Legionella bacteria and scalding risk
In installations that produce domestic hot water with storage, in order to prevent the dangerous infection known as
Legionella disease, the hot water must be stored at a temperature of at least 60 ° C. At this temperature it is certain that the
growth of bacteria that cause this infection will be completely prevented, but still cannot be used directly by the consumer.
Temperatures above 48 ° C cause very fast burns.
The mixing valve protects the user against burning of exposed skin, limiting the temperature of drinking water to
about 48°C.

For example, at 55°C the partial burn will take place in approx. 30 seconds, while at 60 ° C the partial burn occurs in approx.
5 seconds. For children and the elderly these values are reduced by half.

For the reasons set out above, it is necessary to use a thermostatic mixing valve that:
- reduces the temperature at the point of use to a lower value than the storage one in the boiler and is suitable for home
use;
- maintains a constant temperature even if there are variations in pressure and temperature;
- offers an anti-stop function in case of failure of the cold water supply at the inlet
Thermal disinfection
The diagram below shows the behavior of Legionella Pneumophila bacteria
depending on the temperature of the storage water.
In order to ensure a correct thermal disinfection, the value of the storage water must be at
least 60°C.
Hydraulic feature
Due to the flow characteristic, the Caleffi 5213 mixing valve can
be used by the consumer at a limited number of consumption
decks. For this reason, the flow passing through the mixing valve
is generally the same as that of the point of consumption, for
example: sink, shower, etc.
In order to ensure optimum performance, a flow rate of at least 4
l / min at the mixing valve must be guaranteed.
The installation must always be dimensioned in accordance with
the legislation in force in relation to the nominal flow for each
consumption point.
Adjusting and blocking the temperature in the mixing valve
The temperature is set to the desired value using the upper hex screw, located under the protective cover.
For increased comfort, it is recommended to adjust the maximum temperature of the hot water, in order to prevent the use
function in table no. 3.

5 INSTALLATION INSTRUCTIONS
Installation, commissioning, maintenance and repair will be performed by personnel with competences in this
field. Before performing any work on this equipment, it must be disconnected from the power supply.
5.1 Transport to the installation site
Transport the fully packed boiler to its location. Thus, it is optimally protected during transport.
For transport, use appropriate auxiliary means. When transporting, secure the boiler against overturning.
5.2 Boiler location
Careful!
The boiler will be installed indoors, protected from frost.
The recommended distances from the walls must be kept in order to be able to mount / dismount the anode
and the components - figures 3,4.
The floor must be flat and have the necessary support capacity.
The boiler must be placed as close as possible to the heating equipment.
For thermal performance, all connections (connections) must be thermally insulated so that heat loss is
minimal.
Caution!
Do not spread your support legs more than 80 mm.
The floor where the placement is made must be flat and have the necessary bearubg capacity.
5.2.1 Preparing the connection
The connection of the boiler to the water installation and to the electricity supply network is made by
the authorized personnel for the assembly / installation activity from the list of partners of KOBERL SRL
Vaduri Branch.
Observe the following instructions for connecting the boiler to the drinking water network.
These indications are important to ensure the safe operation and to maintain the product warranty.
The pressure in the running water installation should be a minimum of 1 bar and a maximum of 5 bar.
It is mandatory to install the water softener filter and the Y dirt filter on the cold water inlet connection.
It is recommended to connect the appliance as close as possible to the main hot water consumer, in order to
avoid heat loss along the pipes.

Caution!
In order to grant and keep the warranty, the hydraulic installation for cold water supply, to which the
boiler is connected, must contain:
- water softener filter and impurity filter;
- water supply isolation valve;
- one-way valve;
- pressure reducer.
For more details see "Hydraulic scheme", indicated in chapter 10.
Pressure reducer
If the cold water pressure level fluctuates or is greater than or equal to 0.5 MPa (5 bar), it is
recommended to install a pressure regulator, at the entrance of the sanitary circus in the boiler or at
the main entry of the domestic water pipe. The pressure at the outlet of the pressure regulator must
be set to a maximum of 5 bar.
One way valve
The non-return valve is not incorporated in the hydraulic safety unit. Mounting it on the cold water
supply system of the boiler will not allow the hot water to enter the cold water supply system.
5.2.2 Connecting the boiler to the hydraulic circuit
Careful! If the hardness of the water exceeds the value of 20 ° TH (where 1 ° TH = French degree = 10
mg CaCo3 / l) it is mandatory to install a softener in order to reduce lime scale deposits inside the
boiler and to keep the electrical elements efficient.
Boiler connection:
The boiler is connected to the domestic water installation through the connections:
R1 - cold water inlet to the plant;
R2 - cold water inlet to the boiler;
R3 - hot water outlet from the boiler;
R4 - hot water outlet from plant.
See the layout of the connections Figure 2 on page 8.
On the connection R1 - cold water inlet to the plant, it is mandatory to install the water softening filter
and the Y impurity filter with a sieve porosity of 400µm.

5.2.3 Boiler filling
To fill the boiler, proceed as follows:
- open the valve located on the hydraulic unit to allow the appliance to be supplied with water.
- open the general water supply;
- open a hot water tap (sink or bathtub) to allow air to escape from the boiler (valid for the first filling). Operate
at the same time the vent located in the upper part of the boiler;
- the boiler is full when the water starts to flow through the vent. At this point, turn off the consumer tap and the
vent;
- check for any water leaks along all routes and hydraulic connections.
5.2.4 Emptying the water boiler
If you want to completely empty the boiler, proceed as follows:
- disconnect the boiler from the mains;
- close the cold water supply valve of the boiler;
- open the boiler drain valve;
- we recommend connecting a hose to drain the water to the sewer;
- open the boiler vent for a faster emptying.

5.3 Setting the operation of the boiler with a thermal plant from the MOTAN range
1) Boiler operation setting with thermostat - see hydraulic diagram chap.10
Enter the service parameters of the plant and set the following parameters:
SP 02: 0 = 1
0 - instant DHW operation
1 - DHW operation with storage boiler
SP 04: 0 = 0
0 - boiler with thermostat. As with the instant DHW system, the heating demand is triggered by the flowmeter.
The boiler pump is controlled by the boiler thermostat.
It is recommended to set the thermostat to 60°C for maximum performance.
The water outlet temperature of the boiler is the outlet temperature of the mixing valve, the factory is set to
maximum (~ 48 ° C).
The user can adjust the outlet temperature only from the mixing valve in the range of 30-50 ° C.
2) Boiler operation setting with temperature sensor - see hydraulic diagram chap. 10
Proceed as a thermostat operation with the following changes:
SP 02: 0 = 1
SP 04: 0 = 1
1 - boiler with a temperature sensor, connected to the BCU. In this case, the DHW demand is triggered by the
boiler temperature sensor. Thus, the boiler will operate in DHW mode when the sensor temperature drops
below DHW SET + hysteresis ON and will stop when the boiler sensor temperature rises above DHW SET +
hysteresis OFF. After the boiler will stop at the temperature on the DHW SET + hysteresis OFF boiler sensor to
homogenize the water temperature in the boiler, the boiler pump will continue to operate or the time period
indicated by parameter SP 17 - regulation range 0 - 30 (minutes) , default 10 (minute)).
The plant will supply hot water by default at DHW temperature SET + hysteresis OFF.
It is recommended to set the DHW SET temperature to 60 ° C for maximum performance.
The water outlet temperature of the boiler is the outlet temperature of the mixing valve, the factory is
set to maximum (~ 48 ° C).
The user can adjust the outlet temperature only from the mixing valve in the range of 30-50 ° C.
Booster sensor hysteresis:
(hysteresis ON)- SP 21 - adjustment range 0 - 14 (° C) - default 5 (° C)
(hysteresis is OFF) -SP 22 - regulation range 1 - 15 (° C) - default 10 (° C)
The value of parameter SP 21 must always be less than the value of parameter SP 22.
5.3.1 Boiler electrical connections with temperature sensor
The boiler is equipped as standard with temperature sensor and additional cable for the pump, the
connection of the two elements to the plant is done as follows:
- The plant is stopped and the power supply is interrupted;
- Remove the front cover of the plant;
- Remove the electronic box cover;
- Insert the boiler and pump temperature sensor cable through the left gland of the electronic box;
- Connect the pump cable to the P10 connector on the electronic board, respecting the electrical scheme
and taking into account the semantics of the colors as follows: Brown= phase, Blue= null, Green and yellow=
grounding - see fig. 5.
- Connect the temperature sensor cable to the P7 connector on the electronic board, respecting the
electrical diagram of the electronic board - see fig. 5.
- The plant is assembled and connected to the electricity network.
It is not allowed to mount the boiler pump without grounding in the plant’s electronic box!
The boiler is not supplied directly to the mains!

5.3.2 Thermostat controlled boiler electrical connections
• The power supply of the equipment is made at a voltage of 230V ~ 50 Hz with zero protection (grounding).
The work null and the phase will pass through 5A fuses.
• The electrical connections are made by means of a 3x0.75 mm2 three-wire cable with PVC insulation with an
outer diameter of 5.5 mm, according to the attached diagram.
• The boiler is fed from the mains either through a grounded plug or directly, taking into account the
semantics of the colors as follows: Brown= phase, Blue= null, Green and yellow= grounding.
It is not allowed to mount the boiler without grounding!

Careful!
In order to obtain the maximum efficiency at the plant, the flow restrictor and
the protection sieves must be removed from the cold water inlet circuit at the
plant (Connection R1)
On the connection R1 - cold water inlet to the plant, it is mandatory
to install the water softening filter and the Y impurity filter with a sieve
porosity of 400µm.

In order to dismantle the restrictor and the sieves, the following operations are necessary:
- The plant is shut down and the power supply is cut off;
- Remove the inlet connection (5);
- Remove the lock (8), remove the screen (7) and the restrictor (6);
- Sieves (3) and (4) are removed;
- Refit the inlet cooler (5).
After performing the above operations, the plant is supplied with electricity.

In order to dismantle the restrictor and the sieves, the following operations are
necessary:
- The plant is shut down and the power supply is cut off;
- Remove the flowmeter assembly (5) with an 18mm wrench;
- Remove the screen (2);
- Remove the restrictor flange (4) with an 11mm wrench and then
remove the restrictor (3) and the sieve from the flange;
- Mount the restrictor flange (4) without a sieve;
- Refit the flowmeter assembly (5).
After performing the above operations, the plant is supplied with electricity.

7 INSTRUCTIONS FOR USE
7.1 Control panel

1. Adjustable thermostat- has the role of controlling the pump, with which the boiler is equipped, depending
on the temperature set on it.
2. Thermometer- has the role of indicating the temperature of the water in the boiler.
3. ON / OFF switch- has the role of supplying or interrupting the voltage supply of the equipment.
4. Pump operation indicator (LED)- on ignition indicates operation of the pump
7.2 Effective use of thermostat operation:
1. Make sure the boiler is filled with water and connected to the mains.
2. Press the ON / OFF switch and turn the adjustable thermostat to the desired temperature.
The ON / OFF indicator light will illuminate.
If the water temperature in the boiler is lower than the set one, the pump will start, indicated by the LED.
3. The boiler will stop automatically when the set level is reached and will restart to ensure a constant water
temperature if it falls below the set level.
4. The water outlet temperature of the boiler is the outlet temperature of the mixing valve, the factory is set to
maximum (~ 48 ° C).
The user can adjust the outlet temperature only from the mixing valve in the range of 30-50 ° C.
It is recommended to set the thermostat to 60 ° C for maximum performance and protection against
Legionella bacteria.
7.3 Effective mode of operation with temperature sensor (MOTAN plant):
1. Make sure that the boiler is filled with water and connected to the plant's electronic board.
2. Temperature control is done from the control panel of the plant.
Thus, the boiler will operate in DHW mode when the sensor temperature drops below DHW SET + hysteresis ON
and will stop when the boiler sensor temperature rises above DHW SET + hysteresis OFF. After the boiler will stop
at the temperature on the DHW SET + hysteresis OFF boiler sensor to homogenize the water temperature in the
boiler, the boiler pump will continue to operate or the time period indicated by parameter SP 17 - regulation
range 0 - 30 (minutes) , default 10 (minute)). The plant will supply hot water by default at DHW temperature SET
+ hysteresis OFF.
It is recommended to set the DHW SET temperature to 60 ° C for maximum performance.
The water outlet temperature of the boiler is the outlet temperature of the mixing valve, the factory is
set to maximum (48-49 ° C).
The user can adjust the outlet temperature only from the mixing valve in the range of 30-50 ° C.
Booster sensor hysteresis:
(hysteresis ON)- SP 21 - adjustment range 0 - 14 (° C) - default 5 (° C)
(hysteresis is OFF) -SP 22 - regulation range 1 - 15 (° C) - default 10 (° C)
The value of parameter SP 21 must always be less than the value of parameter SP 22.

8 MAINTENANCE
It is recommended that the boiler be cleaned and checked annually by AUTHORIZED personnel.
In order to avoid the excessive deposits of micro-impurities and mineral substances inside the boiler, it is
MANDATORY to install a mechanical filter and a water softening filter on the water supply of the boiler.
8.1 Boiler cleaning
For any intervention on the boiler, the following steps must be followed:
- disconnect the boiler from the power supply;
- drain the boiler - close the tap for cold water inlet and open the drain valve;
- disconnect, if necessary, the boiler from the heating installation of the heating medium;
- wash the inside of the vessel with a high pressure pump;
- remove dirty water through the boiler drain cooler.

8.2 Annual replacement of the magnesium anode
Caution!
During the warranty period, it is mandatory to perform annual maintenance and replacement of the magnesium
anode. The annual maintenance and replacement of the magnesium anode is done at the expense of the end
user.
Failure to perform annual maintenance and replacement of the magnesium anode will result in forfeiture of the commercial
warranty.
Failure to submit the minutes of the intervention for the annual replacements of the magnesium anode entails the loss of the
commercial warranty.
Defects that cannot be attributed to the manufacturer, caused by deficiencies of the installations to which the equipment is
connected (water supply installation, power supply installation), such as:
- failure of components due to clogging or corrosion, due to improper quality of water used: use of water with a high
degree of hardness; with a pH or a level of chlorides (free residual chlorine and total chlorides) that does not fall within
the specified limits; or with chemicals that cause or favor the occurrence of corrosion phenomena;
- defects caused by the supply of the equipment with rainwater, fountain water or water that is very aggressive and does
not comply with the norms in force and that causes or favors the occurrence of corrosion phenomena;
- defects caused by rapid wear of the magnesium anode (in a period of time even shorter than the annual term of
preventive intervention);
- defects caused by failure to replace the magnesium anode in time (before its total consumption, which can occur in a
period of time even shorter than the annual term of preventive intervention). By consuming it completely, the anti-
corrosion cathodic protection is canceled and implicitly the corrosion phenomena of the stainless steel body of the
boiler are favored (especially in the area of the welding cords);
The magnesium anode must be replaced ONLY by personnel AUTHORIZED and approved by the
manufacturer.
To replace the anode, perform the following steps - see figure 11:
- disconnect the boiler from electricity;
- turn off the cold water supply tap;
- open the hot water tap;
- operate the vent at the top of the boiler;
- drain the boiler to the level of the hot water outlet connection;
- remove the front cover item 1;
- remove the screws pos.2 with a cross screwdriver and remove
the top cover pos. 3;
- remove the fixing connection of the anode pos.5 with a key S =
36 together with the vent;
- open the locknut - pos.6;
- open the anode (7) and replace it with a new one (its initial
diameter is 22mm);
- tighten the locknut;
- screw the anode fixing plug back in place;
- fill the boiler with water.
After performing the above operations, the boiler is put back into
operation respecting the commissioning instructions.
Caution!
Ring O pos. 5 must be replaced.
8.3 Checking the hydraulic safety group
The operation of the hydraulic safety unit is very important to avoid the internal overpressures of the boiler
body.
The hydraulic safety unit is checked annually. During the check, clean and remove any lime scale that may
be deposited.
8.4 External cleaning
Neutral soap solutions should be used to clean the outer coating and the use of abrasive products or those
based on organic solvents (alcohol, gasoline, etc.) should be avoided.
9 DISPOSAL OF OLD ELECTRICAL AND ELECTRONIC EQUIPMENT (DIRECTIVE 2002/96 / EC - WEEE)
This symbol indicates that this product should not be disposed of as household waste.
It must be taken to a collection center for the recycling of electrical and electronic equipment.
