Boilerrepairsmustbeperformedby
experiencedpersonnelonly.Ensureboiler
wateriscoldanddrainedandthatthereisnopressureand
allelectricitytotheboilerisshutoff.
Allboilersmustbeblownoffperiodicallytoremove
minerals,scaleandotherforeignmatter,whichaccumulate
insidethepressurevessel.Theconcentrationofthis
depositdependsinpartupontheconditionofthewaterin
thearea.Whenwaterisnaturallysoft,orhasbeen
softenedchemically,boilerblowoffsarerequiredlessoften
thaninareaswherehardwaterisfound.Watersofteners
aresuggestedinhardwaterareastominimizethe
formationofhardscaleonheatingelements.Anotherfactor
affectingwaterconditionistheamountofcondensate,if
any,thatisbeingreturnedtotheboiler.Sincecondensate
isessentiallycleandistilledwater,itcontainsveryfew
impurities.Ifalargepartofthecondensateisbeing
returnedandlittlemakeupwaterisused,theboilerneed
notbeblowndownasoftenaswhenlittleornocondensate
isreturnedtotheboiler.Werecommendblowoffofnewly
installedsteamboilersonceperdayuntilthefirstheating
elementandpressurevesselinspectionisperformed(refer
tochapter3.4).Ifnosignificantamountofsedimentis
foundonthebottomofthepressurevesselandonthe
heatingelementsheaths,thentheboilerblowofffrequency
canbereducedaccordingly.Thesafestmethodtoblowoff

3.1.1BoilerBlowoffFrequency
Inareaswherewaterissoftorhasbeensoftened
chemically:
• Whenlittlecondensateisreturnedblowdownonceevery
secondday
• Whenalargepartofthecondensateisreturnedandlittle
makeupwaterisused,blowdownonceeveryweek.
Inareaswherehardwaterexists:
• Whenlittleornocondensateisreturned,blowdown
once
• Whenalargepartofthecondensateisreturnedandlittle
makeupwaterisused,blowdownonceeverysecond
day
Standclearofscaldingwaterorsteam.
EnsurethattheBoilerBottomBlowoff
Valveisproperlypiped.
Thistestshouldbeperformedoncepermonth.Proceedas
follows:
• Increasethesteampressureas
showninchapter2.2to
maximumoperatingpressure.
• Keepthesteamoutletvalve
closed
• Pullthetripleverandholdopen
forfive(5)secondsinorderto
flushoffthevalveseat.
• Permitthevalveto“slap”shut.If
aleakoccurs,repeatthistest
andifnecessary,replacethe
valve.
Ensurethattheboileriscold,drained
andallpowersuppliesare
disconnected
Cleantheelementrodseverysix(6)months.Tocleanthe
elementrods,orifanelementmustbereplaced,proceed
asfollows:
• Removethelowerfrontcover
• Removetheelementterminalcoverfromthefrontofthe
boiler.
• Disconnectandlabeltheterminalwires
• Removeallfour(4)nutsfromeachelementflangeand
pullouttheheatingelement
• Useastiffwirebrushtoremoveallscaleandforeign
matterfromtheelementrods.
• Cleantheelementflangesurfacesbeforeinstallingnew
elementsandgaskets
Ensurethattheboileriscold,
drainedandallpowersuppliesare
disconnected.
Inordertoprovidereliableautomaticwaterlevelcontrol,
thewaterlevelprobesarelocatedinsideafunnelshaped
probebaffle,weldedtotheinnerwallofthepressure
vessel.Theprobebafflehasdirectconnectiontothetop
andbottomofthepressurevesselsothattheprobescan
readthewaterlevel,protectedfromfoamandbursting
steambubblesthatformonthesurfaceoftheboiler
water.
Theprobebafflemustbecleanedeverysix(6)monthsof
sedimentsandotherdebristhataccumulatesatthebottom
ofthebaffle.Toaccomplishthis,proceedasfollows:
Step1:
Removethewater
levelprobecover,
disconnectfromeach
probethewireand
labelit.
RemovefirsttheShort
Probeandinspectthe
proberod.Ifsediment
hasaccumulated,use
astiffwirebrushto
removeit.Installthe
probeinitsplacein
theshell.
Repeattheabove
cleaningprocedurefor
theotherprobe(if
applicable).
Don’tinstalltheprobe(s)yet.

Removethepipeplugfromtheboilerblowofflineas
showninFIGURE17.
Step3:
Inserttwo(2)1/4inODcoppertubesoranyothersoftrods
throughtheprobeopeningandthroughtheboilerblowoff
