GATE AUTOMATION INSTALLATION SAFETY
While the manufa turer has designed the system under stri t safety standards, it is ultimately the installers responsibility to follow and
omply with national and lo al laws, odes and safety standards that apply to the me hani al, ele tri al and operational aspe ts of the gate
automation system. These in lude but are not limited to: safety standards established by entities like Underwriters Laboratory (UL), NFPA 70,
or odes and laws stated by orresponding state, ounty or muni ipality.
While it may not be ompulsory, we highly re ommend following UL 325 safety standards.
UL 325 VEHICULAR GATE AUTOMATION CLASSIFICATION
This system an be used in Class I, Class II and Class III appli ations.
● CLASS I – RESIDENTIAL VEHICULAR GATE OPERATOR - A vehi ular gate operator (or system) intended for use in a home of one-to
four single family dwelling, or a garage or parking area asso iated therewith.
● CLASS II – COMMERCIAL/GENERAL ACCESS VEHICULAR GATE OPERATOR - A vehi ular gate operator (or system) intended for use
in a ommer ial lo ation or building su h as a multi-family housing unit (five or more single family units), hotel, garages, retail store, or
other building servi ing the general publi .
● CLASS III – INDUSTRIAL/LIMITED ACCESS VEHICULAR GATE OPERATOR - A vehi ular gate operator (or system) intended for use in
an industrial lo ation or building su h as a fa tory or loading do k area or other lo ations not intended to servi e the general publi .
● CLASS IV – RESTRICTED ACCESS VEHICULAR GATE OPERATOR - A vehi ular gate operator (or system) intended for use in a guarded
industrial lo ation or building su h as an airport se urity area or other restri ted a ess lo ations not servi ing the general publi , in whi h
unauthorized a ess is prevented via supervision by se urity personnel.
UL 325 ENTRAPMENT PROTECTION REQUIREMENTS
For all installation lasses, it is required to properly adjust the inherent obstru tion sensing system and install warning signs on both sides of the
gate, warning pedestrians of the dangers of the automated gate system. For Class I and Class II installations, it is required to add a non- onta t
devi e, su h as a photoele tri eye OR a onta t devi e su h as a gate edge. For Class III installations it is required to add a non- onta t devi e,
su h as a photoele tri eye, AND a onta t devi e su h as a gate edge OR an audio alarm su h as a siren, horn or buzzer.
UL325 INSTALLATION RECOMMENDATIONS
1. Install the gate operator only when:
a. The operator is appropriate for the onstru tion and the usage lass of the gate.
b. All openings of a horizontal slide gate are guarded or s reened from the bottom of the gate to a minimum of 4' (1.2 m) above the ground
to prevent a 2-1/4" (6 m) diameter sphere from passing through the openings anywhere in the gate, and in that portion of the adja ent fen e
that the gate overs in the open position.
. All exposed pin h points are eliminated or guarded, and guarding is supplied for exposed rollers.
2. The operator is intended for installation only on gates used for vehi les. Pedestrians must be supplied with a separate a ess opening. The
pedestrian a ess opening shall be designed to promote pedestrian usage. Lo ate the gate su h that persons will not ome in onta t with the
vehi ular gate during the entire path of travel of the vehi ular gate.
3. The gate must be installed in a lo ation so that enough learan e is supplied between the gate and adja ent stru tures when opening and
losing to redu e the risk of entrapment. Swinging gates shall not open into publi a ess areas.
4. The gate must be properly installed and work freely in both dire tions prior to the installation of the gate operator.
5. Controls intended for user a tivation must be lo ated at least six feet (6') away from any moving part of the gate and where the user is
prevented from rea hing over, under, around or through the gate to operate the ontrols. Outdoor or easily a essible ontrols shall have a
se urity feature to prevent unauthorized use.
6. The Stop and/or Reset (if provided separately) must be lo ated in the line-of-sight of the gate. A tivation of the reset ontrol shall not ause
the operator to start.
7. A minimum of two (2) WARNING SIGNS (supplied with the gate operator) shall be installed, one on ea h side of the gate where easily
visible.
8. For a gate operator utilizing a non- onta t sensor:
a. Referen e owner s manual regarding pla ement of non- onta t sensor for ea h type of appli ation.’
b. Care shall be exer ised to redu e the risk of nuisan e tripping, su h as when a vehi le trips the sensor while the gate is still moving.
. One or more non- onta t sensors shall be lo ated where the risk of entrapment or obstru tion exists, su h as the perimeter rea hable by
a moving gate or barrier.
9. For a gate operator utilizing a onta t sensor su h as an edge sensor:
a. One or more onta t sensors shall be lo ated where the risk of entrapment or obstru tion exists, su h as at the leading edge, trailing
edge and post mounted both inside and outside of a vehi ular horizontal slide gate.
b. One or more onta t sensors shall be lo ated at the bottom edge of a vehi ular verti al lift gate.
. A hard wired onta t sensor shall be lo ated and its wiring arranged so the ommuni ation between the sensor and the gate operator is
not subje t to me hani al damage.
d. A wireless onta t sensor su h as the one that transmits radio frequen y (RF) signals to the gate operator for entrapment prote tion
fun tions shall be lo ated where the transmission of the signals are not obstru ted or impeded by building stru tures, natural lands aping or
similar obstru tion. A wireless onta t sensor shall fun tion under the intended end-use onditions.
e. One or more onta t sensors shall be lo ated on the inside and outside leading edge of a swing gate. Additionally, if the bottom edge of a
swing gate is greater than 6" (152 mm) above the ground at any point in its ar of travel, one or more onta t sensors shall be lo ated on the
bottom edge.
f. One or more onta t sensors shall be lo ated at the bottom edge of a verti al barrier (arm).

•This produ t was ex lusively designed and manufa tured for the use spe ified in the present do umentation. Any other use not spe ified in this
do umentation ould damage the produ t and be dangerous.

expe ted and spe ified in the present do umentation.

•Fit all the safety devi es (photo ells, ele tri edges et .) whi h are needed to prote t the area from any danger aused by squashing, onveying
and shearing, a ording to and in omplian e with the appli able dire tives and te hni al standards.
•It is re ommended to position at least one luminous signal indi ation devi e (blinker) where it an be easily seen for additional safety

•Only use original parts for any maintenan e or repair operation.
•Do not modify the automation omponents, unless expli itly authorized In writing by the Company.

•Anything whi h is not expressly provided for in the present instru tions, is not allowed.
•Installation must be arried out using the safety devi es and ontrols pres ribed by the UL 325 Standard.
CHECKING INSTALLATION
Before the automated devi e is finally put into operation, perform the following he ks meti ulously:
•Make sure all omponents are fastened se urely.
•Che k that all safety devi es (photo ells, pneumati safety edge, et .) are working properly.
•Che k the emergen y operation ontrol devi e.
•Che k opening and losing operations with the ontrol devi es applied.
•Che k the ele troni logi for normal (or personalized) operation in the ontrol panel.
ADJUSTING OPERATING FORCE
WARNING: Operating for e is adjusted with extreme pre ision by means of the ontrol unit s ele troni ontrol. Operation at the end of travel is ’
adjusted ele troni ally in the ontrol panel. To provide good anti- rush safety, the operating for e must be slightly greater than that required to
move the leaf both to lose and to open it.
CONTROL
There are various options when it omes to the ontrol system (manual, remote ontrol, a ess ontrol with magneti badge, et .) depending on
the installation s needs and hara teristi s. See the relevant instru tions for the various ontrol system options. People due to use the ’
automated devi e must be instru ted how to ontrol and use it.
OPERATIONAL SAFETY
The installer is responsible for ommuni ating the following information to the end-user:

The Firm dis laims all responsibility resulting from improper use or any use other than that for whi h the produ t has been designed, as
indi ated herein, as well as for failure to apply Good Pra ti e in the onstru tion of entry systems (doors, gates, et .) and for deformation that
ould o ur during use. If installed and used orre tly, the automated system will meet the required level of safety. Nonetheless, it is advisable
to observe ertain rules of behavior so that a idental problems an be avoided:
● Keep adults, hildren and property out of range of the automated system, espe ially while it is operating.
● Operate the system when the full path of the gate is within sight.
● It is essential to frequently he k that all safety devi es are in good working ondition.
● This appli ation is not meant for use by people (in luding hildren) with impaired mental, physi al or sensory apa ities, or people who
do not have suitable knowledge, unless they are supervised or have been instru ted by people who are responsible for their safety.
● Children must be supervised to ensure they do not play with the system. Keep remote ontrols or other ontrol devi es out of rea h of
hildren in order to avoid the automated system being operated inadvertently.
● Che k the system frequently, espe ially hinges, ables, springs or supports, to dete t any loss of balan e and signs of wear or damage.
● When leaning the outside or performing other maintenan e work, always ut off mains power.
● Keep the photo ells opti s and illuminating indi ator devi es lean. Che k that no bran hes or shrubs interfere with the safety devi es ’
(photo ells).
● Do not use the automated system if it is in need of repair. In the event of a malfun tion, ut off the power, a tivate the emergen y
release to allow a ess and all in qualified te hni al personnel (professional installer).
● If the automated system requires work of any kind, employ the servi es of qualified personnel (professional installer).
● Anything that is not expli itly provided for in these instru tions is not allowed.
● The operator s proper operation an only be guaranteed if the information given herein is omplied with. The Firm shall not be ’
answerable for damage aused by failure to omply with the installation rules and instru tions featured herein.
● Have the omplete system he ked in luding all safety devi es by a qualified professional te hni ian at least on e a year.
Des riptions and illustrations herein are not binding. While we will not alter the produ t s essential features, the Firm reserves the right, at ’

POST BRACKET MO NTING
Install the post bracket according to these dimensions. Whenever
possible, use the maximum number within the range for A & B
dimensions. The greater the distance, the better mechanical
advantage the actuator will have to move and hold the gate.
Metal custom fabrication might be needed in some cases.
When installing the post bracket, two distances
are taken in consideration: A – the parallel
distance from the center of the hinge of the
gate to the center of the pivot point of the
actuator...
...and B – the perpendicular distance from the center of the hinge of the gate and the
pivot point of the actuator

When measuring C dimension, the gate must be at its fully
closed position. The measurement for the C dimension is
taken from the center of the actuator's pivot point, to the
center of the attach point of the gate bracket.

For push-to-open installations, C must be measured with the gate open at 90°
Weld or bolt the gate bracket to the gate
If welded, wait for the bracket to cool down.
Install the magnet holder over the gate bracket.

1) WIRE THE MOTORS - Before attaching the actuator to the mounting brackets, wire
the motor cable (included) and then install the protective cover as illustrated. The
supplied rubber grommet for the cable must be installed to keep moisture out of the
motor limit board..
2) ATTACH THE ACTUATOR - Follow illustrations to install the actuator to the
post and gate brackets.
MO NTING THE ACT ATOR
TIP: Do not install the snap rings yet. Making adjustments during installation is much
easier when the actuators can be slid off its brackets. Do not lose the snap rings!

1) SET TO MANUAL OPERATION -
Disengage the drive gear by using the
triangular key and turning clockwise.
2) SET THE CLOSE LIMIT - Push the gate to its fully closed position. Remove the screw
that holds the proximity sensor at the front end of the actuator. Slide it back so that the
back end of the sensor housing is 3-1/2” from the center of the drive carriage and re-
attach screw that secures sensor in place.
3) SET THE OPEN LIMIT - Push the gate to its
fully open position. Remove the screw that
holds the proximity sensor closest to the
actuator body. Slide it forward so that the back
end of the sensor housing is 3-1/2” from the
center of the drive carriage and re-attach screw
that secures sensor in place.

4) RE-ENGAGE THE MANUAL RELEASE - Use triangular key and turn
counterclockwise to re-engage gears.
SETTING THE LIMITS
5) FINE-TUNING THE LIMITS – Once the actuator is connected to the controller, it
must be powered and the limits might have to be fine-tuned by slidong them to the
correct position.

DISCONNECT ALL POWER INCLUDING BATTERIES IF APPLICABLE BEFORE
PERFORMING ANY MAINTENANCE OR REPAIR TO THE ACTUATORS
MAINTENANCE - Inspect the screw-drive gears for lubrication, debris and cleanness
at least once a year. For actuators installed in areas where dirt and dust are a
concern, maintenance should be done at shorter intervals. Keep the screw-drive
lubricated using BFT grease part number: I101115. Do not apply grease if gears are
dirty. If necessary, clean with degreaser before applying.

MANUAL OPERATION - Disengage the
drive gear by using the triangular key and
turning clockwise. Re-engage the gears
by turning the key counterclockwise.

BFT prote ts its ustomers with an ex lusive warranty valid for 30 months from the date
of manufa ture of the produ t. The return of a produ t overed by the terms of the
warranty will result in its repla ement with a newly manufa tured equivalent produ t.
The al ulation of the 3 0 months warranty runs from the date of manufa ture, shown on ’
the produ t in the form of an impressed ode or an applied adhesive label. Counterfeiting
or deleting the date of manufa ture voids the validity of the warranty. To benefit from
this spe ial formula, the ustomer must a ompany the returned goods with a transport
do ument on whi h the following must obligatorily be indi ated:
- The produ t ode;
- The detailed des ription of the produ t;
- The quantity returned.
The warranty annot be applied if:
● The equipment has been installed or servi ed by a person other than a qualified
professional te hni ian;
•The failure has been aused by a system not installed in a ordan e with the
instru tions supplied by the ompany;
•Components whi h are not original BFT parts have been used for installing the
motorization;
•The failures are the result of tampering or improper repairs;
•The failures have been aused by improper or areless use;
•The auses of the failure are due to external agents su h as: ele tri al dis harges,
tampering even a idental, impa t even by a ident, exposure to moisture or steam, use
in extreme environmental or heat onditions, floods or other natural alamities.
The repla ement of parts during the warranty period shall not give rise to an extension of
the expiry date of the warranty itself. No ompensation shall be payable for the period
during whi h the faulty system is ina tive. BFT shall not be responsible for any damages,
dire t or indire t, aused to persons, things or pets by failure of the produ t, use for
purposes not appropriate to its nature and/or its apa ity, use over its apa ity limit, and
for ed suspension in its use. The rights expressly envisaged in the onsumer s favor by ’
the regulations governing the sale of onsumer goods are not affe ted in any way by this
warranty.
